Elizabeth line service aims to bridge out-of-London dwellers into Central London’s key business hubs with a huge reduction in travel times. For example, from Ealing Broadway to Bond Street stations, the Central line would take you 11 stops or 24 minutes, but with the Elizabeth line, it is only 2 stops or 14 minutes.

For locations that do not have a Tube station before, areas such as areas near Acton Main Line or Custom House stations in zone 3, Woolwich, Abbey Wood or Southall station in zone 4, this service have been a real game changer where you can be in Liverpool Street as quick as 17mins from Abbey Wood station, 20mins to Bond Street from Southall station, and 7mins to Paddington from Acton Main Line station.

Today, more than 500 million passengers use the Elizabeth Line every single day, commuting to schools, universities, offices, and for tourists, to iconic cultural & sightseeing landmarks (source: Transport for London).

As new residential properties within walking distance to tube stations are getting rarer to come by, finding one near an Elizabeth line service has seen an increase in demand, as these areas are able to cater to most new first-time buyers’ budgets or financial ability to acquire a new home. Average house prices around the Elizabeth line stations have seen an increased demand and outperform their borough’s median price growth (source: The Standard, Rightmove), as the service increases not only the homes, but also commercial activities, employment opportunities and new amenities.

An analysis conducted by TFL showed that 378,000 new jobs have been created within one kilometre of Elizabeth line stations between 2015-2022 (source: Transport for London). It has also provided over 200,000 new office roles, opened 171 hotels, over 2,600 restaurants & cafés, and 12 new museums have emerged along the process (source: London Property Alliance).

These new amenities surrounding the new Elizabeth line stations have seen a remarkable boost with people wanting to live in the area. According to research by Goodlord, the average rental prices of properties located near Elizabeth Line stations have risen by an average of 31% since May 2022, and in some areas this increment was up to 80% (source: UK Yahoo Finance, The Standard).

  • Bond Street & Tottenham Court Road: average increase is about 80%
  • Acton Main Line: 28% increase
  • Canary Wharf & Slough: 27% increase
  • Woolwich: 40% increase

  • Reading: 26% increase
